Qu’est-ce qu’un cahier des charges ?
Le cahier des charges est un outil fondamental, puisqu’il permet au maître d’ouvrage de disposer d’une base pour la réalisation de son métré, document reprenant l’ensemble des spécificités techniques propres à votre construction. Il permet en outre au maître d’ouvrage de définir les attentes et besoins précis de son client, et d’avoir un document commun qui reprend l’ensemble de ses engagements et obligations lors de la réalisation du projet de construction.
Le cahier de charge permet de se mettre d’accord sur le « produit » à livrer une fois le projet achevé et évite toute ambiguïté, d’où l’importance de le respecter à la lettre. Il protège les deux parties, puisque le maître d’ouvrage est assuré que la livraison sera conforme à ses attentes, tandis que le maître d’œuvre peut mener à bien son projet sans subir de jugements incessants. Dans le cas du non-respect du cahier de charge, des pénalités peuvent être imposées au maître d’œuvre !
